Phase 2 is located on the northern edge of the town centre, currently occupied by the former House of Fraser building and Grenville Snooker Club. This area will be transformed into a new residential neighbourhood as part of the Holbeche Place Masterplan.

Delivering affordable homes with HABIKO

Phase 2 will be delivered by HABIKO, the affordable homes partnership between Pension Insurance Corporation (PIC), Muse, and Homes England. This partnership aims to deliver 3,000 low-carbon and low-energy, affordable homes across the U.K. over the next 12 years.

The homes will be energy-efficient, affordable, and designed for modern living - with rents set at a minimum of 20% below the local market rate. This approach helps reduce living costs for residents, while supporting environmental goals through a low-carbon design.

Community benefits 

This phase will deliver high-quality, affordable homes, helping to make Solihull’s housing options more diverse and accessible to people of all ages. Additionally, improved connectivity will make it easier for visitors to access the town centre.

Phase 2 will deliver:

  • 228 new affordable homes

  • 500 m² of green space for residents.

  • Ground-floor retail units

  • 17 parking spaces, including 2 accessible bays and 11-EV enabled parking bays, loading bay, and 116 cycle spaces.

Phase 2 has been carefully developed following the approved planning framework for Holbeche Place.

The building and layout - A 9-storey building (ground floor plus 8 floors above).

Access and connections - Residents will benefit from dual access, from Warwick Road and through the private courtyard gardens, creating a welcoming landscaped environment on arrival.

New pedestrian-friendly routes - There will be improved connections between key streets, making it easier to move around on foot. The design encourages sustainable travel choices, supporting walking and cycling.

Vehicle access - A one-way system: entering via Mill Lane and exiting onto Drury Lane. This will be delivered as an interim arrangement, with the final road alignment completed in Phase 3.
