  • Muse, in partnership with Solihull Council, is bringing forward proposals to transform Mell Square in Solihull. 

    Our vision is to bring greater vibrancy through delivering a mixed-use neighbourhood for people to live, work, shop and socialise.

    A Hybrid Planning Application was approved on 6th February 2026 by Solihull Council. To view the application, please visit the Solihull Council website and search for PL/2025/00547/MAJFDW.

  • The approved Masterplan marks a new chapter for Solihull town centre. Replacing the 1960s development, it will deliver much-needed homes alongside vibrant retail and leisure spaces, while retaining and enhancing green spaces at the heart of the town.

    This transformation brings a new name - Holbeche Place. The Holbeches were the first family to live at Touchwood Hall and helped shape early Solihull. This name connects the place to real people who lived, worked, and shaped the area over centuries.

  • The plans for Holbeche Place retain Solihull’s unique character by complementing and repurposing existing buildings, whilst also creating exciting new public spaces to support the local community.

  • Works for Phase 1 are estimated to begin in Spring/Summer 2026. The local community would be informed ahead of any work starting on site.

  • In March 2025, Muse submitted a Planning Application to regenerate Holbeche Place (formerly Mell Square) in Solihull town centre. ​

    These plans were approved by Solihull Council’s Planning Committee on 6th February 2026.​

    We submitted what’s known as a Hybrid Planning Application. This allowed us to secure permission for some parts of the scheme straight away, while setting the foundations for the rest of the site to come forward in stages.​

    We now have full planning permission for the first phase. This includes new homes, shared outdoor spaces, areas for shops or community uses, improved public spaces, and parking.

    ​For the rest of the site, outline planning permission has been granted. This sets the overall vision for future phases, including a mix of uses, new public spaces, and improved access, while keeping the detailed design flexible. This means plans can continue to be shaped through further technical work and future community engagement. ​

    The first of these future phases is Phase 2, which is the focus of the current public consultation.

  • We are currently consulting on Phase 2 of the “Holbeche Place’ redevelopment.

    This phase will introduce high-quality homes, alongside landscaped areas and improved connections to the surrounding neighbourhood.
